The Fox Run Homeowners Association Board met on June 25, 2007 from 7-9 PM. Attending were Rod Langman, Scott Gibson, Nancy Wentz, Jack Hampson, and Michael Ryon. Rod took the meeting notes.

Board Elections:

President – Rod Langman

Finance and Dues:

All dues notices for 2007-2008 have been handed out or mailed. Fifty-four out of 342 have already been paid, for a total of $19,272 out of the $123,120 invoiced.

Taxes:

Scott and Rod will investigate the process to appeal the values placed on some of the common areas, including some retention basins. It’s thought that the values are too high and consequently we are paying higher taxes than we should.

Advisory Board:

Wallace McClure has submitted several plans for houses in Phase 13. They are being reviewed for approval. Two fences and a screened in porch were approved.

Sprinklers and Lighting:

· The timing and frequency of using the irrigation system will be reviewed to increase efficiency and reduce costs. (Scott and Mike)

· Sun Electric has been called to repair the photo electric cell which controls the lighting on Brochardt Blvd.

· Consideration will be given to using florescent bulbs on the boulevard in order to cut electrical costs and reduce the frequency of replacing the bulbs. (Scott and Mike)

· David Frazier, who did the staining of the pool cabana, will be contacted to give an estimate to paint the light poles on Brochardt.


Pool Facilities:

New safety ropes will be purchased for both pools.
The small pool has several tiles broken and a hole similar to one that was repaired earlier.
We have been advised that the breakage appeared to be deliberate.
The stains on the bottom of the new pool have largely disappeared over time. This is good
news in that it eliminates the need to drain the pool for cleaning in the fall.
A bench will be placed outside the pool fencing for use as a designated smoking area.

Covenant Violations:

Several residents, who earlier made commitments to the Board, to remedy violations by
painting or staining walls, landscaping, and/or removal of trailers, RV’s and watercraft, have not honored their commitment. The Board will begin legal proceedings unless the covenant violations are corrected immediately. Those in violation of the covenants, but who have not yet been advised to remedy them, will be contacted shortly.


Clubhouse Survey:

Through June 25, nearly half the neighborhood has responded to the poll. To date, about
75% of the responses have been in favor of proceeding. The last day votes and opinions will
be counted is June 30.


Clubhouse Design:

The latest drawings from the architect were discussed. Town and state rules about what we’re
trying to do also have to be understood. A meeting with the architect has been scheduled to
go over the points raised. A meeting with a Town of Farragut representative s also being
worked out.
