FRHA Board Meeting Minutes
November 26, 2007
Meeting began at 7 PM with Rod Langman, Mike Ryon, Nancy Wentz, Yvonne Kidder, Scott Gibson, and John Larese in attendance at Nancys house.
1 Dues and Finances. All resident homeowner dues for 2007 have been collected, with late fees as appropriate. There was approximately $11,000 in expenses in November, including about $5,000 in property taxes. The tax assessment will be lowered next year. Five CDs ($10,600 each) were renewed for an eight month term. FRHA has slightly less than $200,000 in accounts.
2. Facilities and Landscape. There was some discussion of using a temporary sign at the front of the subdivision to advertise special events. Mike will check out the town rules regarding this approach. Grass seed was applied by Rod, Steve Harrison, and Jim Owens around the pools with some success, despite the drought. The lights and sprinkler system at the top of the boulevard are not operational, because of a damaged electrical line between two of the boulevard islands. Repairs will require cutting through or under the road, replacing the line, and reconnecting the lights. An initial estimate for this work was about $6,000 for electrical work (about $7,500 if we cut through the road). John and Scott were willing to talk with TDS to see if they will help repair this break since they have equipment that can go under the road rather than cut it. We will also get additional estimates from other commercial electrical companies.
3. Architectural Reviews. Scott reviewed one fence and a sunroom design.
4. Covenants. Covenant violations were discussed including trailers in driveways, landscape/erosion issues, and debris on empty lots. A guide for maintaining undeveloped lots was discussed. Most empty lots owned by residents are well maintained, but those owned by builders need to have some sort of regular maintenance schedule. Some of the other outstanding violations have been corrected and Rod will contact those remaining in violation. If you know of additional violations, send to Jack or Rod, who are tracking each one.
5. Social. A progressive dinner is being planned by residents. Check social calendar on Fox Run website for other updates.
6. Old Business:
Clubhouse update: After some discussions, it was decided that we need to eliminate possible sites and continue dialog with Town of Farragut to determine site options. The Board will also interview civil engineering and design firms to select a project lead.
Speeding: The Town of Farragut has installed a couple of the speed humps in Village Green that might be used in our neighborhood, if you want to check them out (contact Town of Farragut for directions). We also discussed use or possible purchase of radar signs that display vehicle speed as a deterrent.
7. New business:
2008 Directory will be prepared soon by Nancy. Details well be provided by email.
The Town of Farragut is going to upgrade Everett Road next summer. They will widen the section between Union Road and north of Smith Road, where new subdivision is to be built. The new design may include 2 12-ft wide travel lanes with an 8-ft walking trail/sidewalk on both sides. If you are interested or have comments contact Town of Farragut.
