The Fox Run Homeowners' Association Board met at 7:00 PM on 25 June 2008. Attending were Nancy Wentz, Karen Tunstall, Mike Ryon, John Larese, Rod Langman, Jack Hampson, and Scott Gibson.

1. Clubhouse. There was a long discussion of the potential funding and ultimate project cost associated with the clubhouse. We examined a financial estimate that projected costs associated with different loans and operational expenses. We also selected an architectural firm for a second interview. Based on preliminary evaluations, an upper limit of $450,000 for total project cost was favored, with a loan of approximately $280,000. A project cost of this amount, with associated estimates of inflation, would require some increase (approximately $75) in homeowner’s fees within the next few years. We will continue to revise the cost projections, as additional information is obtained and negotiations proceed with the architect and lenders.


2. Financial/Budget Report: Nancy presented the updated financial report. We have received approximately 20% of the 2008 dues payments. Total cash and savings balance is approximately $179,000.


3. Tennis Court Lights: John is continuing work on this project, and has selected 3 possible electrical contractors to install lights. The most difficult part of installation will be placing poles on the stream side of the court, without damaging the court surface.


4. Response to Resident Requests: Several issues were raised by residents at the annual meeting for consideration by the Board. These were discussed at length and decisions were made as follows:

a. Possible use of open space for storage of RVs, trailers, and boats. Based on concerns about zoning issues, legal requirements, appearance, other current uses of the property, and security, the board decided that it would not be in the best interest of Fox Run to pursue such a facility.

b. Possible tree plantings to hide the new power poles. Based on reservations about buying trees to plant on private property, it was decided to obtain more information and meet with the proponent for an examination of possible locations. Mike will handle the meeting.

c. Overnight parking at pool. For the rare occasions when overnight resident parking is approved for the pool complex, it was suggested that parking placards be designed. We decided that the facility coordinator will handle this issue.

d. Contribution to new school. Despite the desire to help our new high school, Hardin Valley Academy, because of the diversity of schools represented in our neighborhood, it was decided that a contribution to only one school could not be made.

e. Speeding. It was suggested that the possibility of hiring off duty police to patrol the subdivision be examined. Jack and Bob Dewald have contacted the department, and at $25 per hour it was decided to have a trial period of a month or two to see if this reduces speeding and vandalism.

5. Elections: We decided on major officers for the board as follows: Rod will remain as president, Scott will be vice-president, Nancy will remain treasurer, and Mike will be secretary. Committee appointments will be determined at the July meeting.

6. New Business: Several issues were raised by Rod:

a. Cars have been seen driving on the walking trail connecting Fox Run and Saddle Ridge. If you see this, please call the police.

b. FUD has backed down from requiring residents to move irrigation backflow preventers next to the street.

c. As part of the Everett Road widening, a new 14-ft wide curb, gutter, and walking trail will be installed between our front entrance and Everett, along Union Road. This will require modification of our existing front entrance landscape. A landscaper will be contacted to get an estimate to give to Town of Faragut.

The next meeting will be in late July and we adjourned at 9:30 PM.
