| November 2008 Board Meeting Minutes |
The Fox Run Homeowners' Association Board met at 7:00PM on November 10, 2008. Attending were Nancy Wentz, Ivy Lalonde, Mike Ryon, John Larese, Rod Langman, Jack Hampson, and Scott Gibson.
1. Architectural Reviews: Scott reviewed and approved one fence design.
2. Covenants: Some response has been noted from letters detailing covenant violations that were sent out to residents last month. Another list was provided of current violators and contact will be made with these residents. Typical problems include trailers in driveways and uncovered air/heating units.
3. Facilities:
Pools: Pool were closed, bath rooms were locked, and Scott will winterize the water lines. Light at pool is off not sure of the cause.
Tennis Court Lights: John and Rod are continuing work on this project. Current issues are with Town of Farragut and ordinances dealing with minimizing stray light. Use of covers and a wind screen may alleviate this issue. We have contacted electrician and installer who are helping resolve issues.
4. Grounds: Damaged tree at corner of Norden and Brochardt was taken town and hauled to dump by Jack. Volunteer Lawn ground down the stump and seeded the patch. Continued problems with damaged sprinkler heads were discussed. It was decided to have system evaluated in the spring.
5. Clubhouse survey: There were 189 residents who responded to survey about clubhouse, with 57% favoring the project. These results were verified against known list of subdivision email addresses, and are considered final. Those opposed to project generally have questions about the high cost, size, and/or dues increases. A summary of the survey will be sent to residents. After much discussion, action on the clubhouse was delayed in consideration of the uncertain economic conditions and difficulty obtaining a favorable loan.
6. Speeding: Jack will schedule the use of off duty policemen to monitor neighborhood for trial period of a month or two to see if this reduces speeding and vandalism.
7. Finances: Nancy presented our finances. Only four resident properties have not paid their 2008 dues. They are being assessed late fees and liens will be started as appropriate. It was discussed about modifying by-laws to allow a more stringent late fee of $25. The role of renters and dues was also discussed. Assets, at this date, were $253,227.
The next meeting will be in early January and we adjourned at 8:30 PM.
