1. Architectural Reviews: Karen reviewed a sunroom design and one house design.
2. Covenants: A note will be sent out via email reminding everyone about trailer parking. We have also resolved several outstanding violation issues.
3. Facilities:
Tennis Court Lights: The lights are installed, although there may be some adjustment of timer. The wind/light screens will be installed shortly. We will also install solar lighting and rework the stairs leading to the court.
Swimming Pools: Changes required by a new federal safety law were made in drain screens and a new pressure relief system was installed. These changes have delayed opening of pool, which will occur in next week or so. A notice will be sent at that time.
Vagrant parking and loitering in pool parking lot: Some kids have been hanging out at night in the lot. We will continue to monitor and discourage this presence, perhaps through installation of security cameras. Overall vandalism has dropped in the neighborhood. The Dewalds have agreed to take over neighborhood watch issues.
4. Grounds: Small sinkholes appearing in the drainage ditch adjacent to the sports field were filled with gravel, but remind your children to be careful crossing this area. Two trees will be removed from the front entrance as they block the view of oncoming traffic on Union Road. Several issues with drainage easements and maintenance of those areas were addressed with the involved residents.
5. Clubhouse: We are investigating current rates and types of loans possible for financing the clubhouse. More details will be available at annual meeting on May 29.
6. Finances: Nancy presented our finances. We have about $204,000 in our accounts. Dues for the next year are payable by July 1 and we will try to solicit initial payment using email system. This should result in some cost savings.
7. Social: Nancy is planning annual summers here party on May 22. The annual Homeowners meeting will be held on May 29 at which time, board members will be elected, by-law changes will be enacted and a state of the neighborhood will be provided.
8. Capital Improvements: Nancy presented updated list on our capital improvements. Notable changes from last year include a) installation of tennis lights, b) installation of security lights for pool parking, and c) replacement of some pool furniture. A complete listing will be available at annual meeting.
The next regular meeting will be in early June and we adjourned at 8:00 PM.
