3. Covenants: The board had an extensive discussion of covenant violations, including the need to be more aggressive and consistent regarding trailer parking. As with many of issues, much of the discussion was generated as background for the new members of the board. Maintenance of empty lots also needs to be addressed.
4. Facilities:
Tennis Courts: We will install solar lights to allow exit from courts after main lights go off and rework the stairs leading to the court.
Swimming Pools: Changes required by a new federal law were made in drain screens and a new pressure relief system was installed. These systems had to be adjusted several times, but are now operating properly. It was decided to upgrade the bathrooms and John is looking at options for new flooring and stalls. It was also suggested that an outside shower might be added.
5. Grounds: One tree was removed from the front entrance as it blocked the view of oncoming traffic on Union Road. The Town of Farragut selected Fox Run as the best landscaped entrance for a subdivision. We will check with Volunteer Lawn about trimming boulevard shrubs. We also discussed the need for homeowners to maintain their property lines. Residents need to be sure to mow and trim all of their yard and wooded areas and avoid presenting an eyesore to neighbors.
6. Clubhouse: A long discussion was held with new members to review the process that has occurred over past several years regarding the clubhouse. It was agreed by all that we must be fiscally conservative for this project and strive to save costs where possible but maintain the value of the project. Several board members agreed to investigate current rates and types of loans possible for financing the clubhouse.
7. Finances: Nancy presented our finances. We have about $242,000 in our accounts. Dues for the next year are payable by July 1 and so far almost half of the residents have paid.
8. New Business:
Joleen Dewald presented some ideas on security at the pool-tennis facilities and general neighborhood watch issues. It was debated whether we need to standardize operating hours for the facilities and have them close at a definite time. This would assist control of the facilities by using law enforcement, as we could clearly identify people around the facilities after a certain hour as trespassers. We agreed to research this more, with perhaps a trial period this summer where pool would be closed from 11 or 12 PM until 5 or 6 am. Joleen also emphasized that residents need to call the police if they have any vandalism or see illegal activity. Like many operations, the police department puts more resources in areas where problems are identified.
The next regular meeting was set for July 20 at 7:30 PM. The meeting was adjourned at 9:00 PM.
