The Hickory Woods Homeowners Association has no financial interest in any home sale or purchase listed on this web site.
Please note that this is a non-commercial site and is supported by KORRnet,
a non-profit organization. Therefore, we cannot ADVERTISE your property
here, but we can say which house is for sale and provide links to
the listing on the Realtor's web site.
The following table is a listing of some of the homes sold in Hickory
Woods over the past 10 or so years. Not all sales are in this listing.
Some have not caught our eye as we scan the
list of sales in the Sunday newspaper every week. At any rate, this
gives an idea of the price range of the homes in our neighborhood and
the number that are sold (or not sold) every year.

Property Information and Property Tax Information
Information from the GIS (Graphic Information System) operated by KUB and Knox County is available at the Knoxville GIS site. To find information on a property, enter the address and the street name without the street type. For example use Valley, not Valley Trail or Creekwood, not Creekwood Terrace. To access the Knox County Assessors Office information about any property, click on this link to http://www.knoxcounty.org/trustee/tax_search/tax_searchsite.php to the search engine for tax information for all property in the county. Searchs may be made by address or by the owner's name.
Recent sales information can be obtained by registering at www.tnrealestate.com. This free site will provide address, owner's name, sale date and the sale price for no fee. That much information is FREE. You can buy additional information if you need it. We use this site to update our sales info if we miss it in the Sunday papers. Sometimes it is wrong (or we are!) You must register to use this site but the base information is free. To see all the current sales for the year, log in, then enter "HICKORY WOODS" into the subdivision category, then in the date sold field enter ">=12/31/04" for example to get all the 2005 or later sales. Clicking on the address in the listing will then give more details about the sale.

Houses for Sale
What do you think? Should we use the home page to list the current houses for sale in the neighborhood? If we did, how
should we go about it? Should we just provide line item listings of addresses and maybe prices or should we let the realtors
post the listing with all the goodies about the property on the page. This could be a lot of work. Should we be compensated?
If so, how much is it worth. Would anybody look at the page. What happens when the property is sold? Do we post the sold
notice and the sale price? That could be interesting all by itself. How about posting a thin list with links to the web of the
selling realtor? If the realtor has a page, I'm sure he would agree. If he doesn't then maybe he uses a listing web server to
show the property on the web. That is harder to link to.
Here is the benefit to the neighborhood: The people in HWHA would have a way to display their homes when they are for
sale. Buyers looking for this neighborhood (they do because I did) could find the recently for sale homes and the current
price range. They can also get this from their agent, but now they can see the web page and the other things going on, even
the problems listed in the Forum. Fees could supplement the dues for support of the HWHA activities.
Is there a down-side? Does anyone NOT want everyone to know that their house is for sale? Isn't there a sign in the front
yard? It's advertised in the paper with a listing price. Send your thoughts to hckrywds@chartertn.net. We will post them here.
HOUSES FOR SALE: Sure, I think I would be very helpful to
other neighbors who may be thinking of selling.
It would also be helpful for potential buyers to see what
range home pricing is in our neighborhood.
As you mentioned, it is public information.
Not only is it available from county records, it is published
in the Knoxville News Sentinel, every Sunday, for the world to read!

Right, Mike. My wife has kept a record of most of the house sales
for this neighborhood taken from the paper every weekend since we moved here in 1991.
It is interesting reading as we watch the property appreciate.

Something for the forum...... I think that it would be great if we had a current list of houses that are for sale inside our association.
We somehow could keep you informed? Might be too much of a hassle. It's just that when one is for sale, it would be a good way to communicate this to our friends, family, and neighbors. Well maybe not family, haha.

Charging for use of space on the web page for realtors to list homes.
If a realtor wants to place an ad in the web page for a neighborhood property, what restrictions, if any should there be?
Should we charge a fee? If we do, how much should it be? Give us your opinion at hckrywds@chartertn.net and we will post it

Would Korrnet permit such "commercial" use for the non-profit page?
Korrnet.org is the server for our web page. It is a non-commercial server for the community. If we have ads, what would
they have to say about using their server? I will try to find out. If you have any opinions, let me know at hckrywds@chartertn.net
and we will post them here.
I asked and found out: Korrnet is a non-profit, non-commercial operation. So long as we stay non-profit, non-commercial, we are free to put anything on the
server that we want. But we cannot post commercial or profit making
advertisement here. However, there is no restriction on linking to
a Realtor's advertisement for a home in Hickory Woods, or, for that matter,
advertising garage sale items here. As long as we stay non-whatever,
we can post things like a piano for sale or a garage sale notice. Webmaster.

House sales prices from the public documents, recent sales.
Whenever a house changes hands, the record of the sale price is made public in the tax records. This information is publicly available. Should it be obtained and updated regularly for the houses in our neighborhood? This list would be updated everytime a house was sold with the date and the current price and the names of the seller and buyer. This information is
