Townhouse Board Changes

Scott Mathot tendered his resignation as President of the Board at the last meeting.  Scott is very involved in many community service activites and has decided to pursue other interests.  The Board is very appreciative of the Scott’s devoted and tireless efforts on behalf of townhouse owners.  He accomplished  a great deal  during his 2 ½ years at the helm and his leadership will be missed.  Al Roberts was elected to fill Scott’s term as President of the Board.  Karen Stridiron joined the Board in December.  She represents Chota Shores and replaces Lamar Pilcher who has moved on to pursue other interests.  Karen spent many years in management in the hospitality industry.  She brings energy and a fresh perspective to the Board.  Wayne Conrad will be the first Sequoyah Point resident to represent his neighborhood on the Board.  Wayne’s expertise is in the insurance industry.  We welcome Karen and Wayne and thank them for volunteering their time and experience for the betterment of the townhouse neighborhoods.

TVTA meeting dates have changed from monthly to 4 times annually and will now be held on the 2nd Wednesday in January, April, July, and September.  The next meeting will be held on July 12, 2006 at 7:00PM at the Rec Center.  Although meetings will be held less frequently, the TVTA Board of Directors will remain actively involved in all services provided by TVTA and will be available to handle any questions or concernes as they arise.  Please feel free to contact Morris Property Management at 692-0930 or your neigborborhood representative with any issues that require Board attention.

Tellico Village townhouse owners and residents can now get important information regarding TVTA on line at www.discoveret.org/tvta.  The site includes such information as a list of the Board of Directors, Grounds Maintenance Policy, Rules and Regulations, painting schedules with specs, and more.

Spring Has Arrived


We have completed  mulching for this year.  Mulch was purchase through Public Works at a lower price than in the past.  Public Works also distributed the mulch for us.  Total cost this year for 700 yards of mulch and labor was just over $15,000.

TVTA is looking at further reducing mulching costs in future years.  We are exploring the possibility of using synthetic mulch in areas such as entrances and around utillity walls.  We are also encouraging Cooper Homes to use landscaping rocks in planting beds in new neighborhoods.

Chota View III has been plagued with dying juniper.  New construction in that neighborhood has provided the impetus to address that problem as well as  some sodding needs.  Public Works and Cooper Homes have been very helpful in this effort.  The Board is very appreciative of their help.

Lawn cutting and chemicals applications have begun on time.  Irrigatiion systems have been inspected and turned on.  Again this year, the Board sponsored preseason meetings for the Grounds Captains and Irrigation  Captains.  Service providers were on hand to answer questions and make suggestions.  Brown patch was a serious problem in several neighborhoods last year.  Over watering is the chief cause of brown patch.  Irrigation Captains have been asked to be especially alert in this regard.  Communication was promoted as the key to maintaining a smooth operation. 

Further Rules and Regulations:

The May 1, 2006 update of Rules and Regulations and Grounds Maintenance Policy have been enclosed with this newsletter.  Included in this update are:

  • Driveways are noted as the townhouse owner’s property and responsibility.
  • Individual neighborhoods may choose a different color than the normal POA issue for mailbox posts but then all must comply with the “color of choice.”
  • Re-roofing policy is further refined to encourage joint decisions by multiunit owners and to at least re-roof complete planes.
  • Electronic pet fences are allowed with TVTA approval and recognition of the owner repairing any damage incurred by the installation.
  • As before, changes to the exterior of the buildings requires an ACC permit and TVTA letter of approval. Contact your local board member for assistance in obtaining agreement from affected neighbors. TVTA will help negotiate conflicts should they arise.
  • Townhouse owners are financially responsible for any damage done to limited common property by them or their contractor.

Rule #2 requires garage doors to be kept closed unless the homeowner is in the area using the garage.  You may leave the door slightly open for ventilation (although this poses a security risk).  We will begin to watch for compliance here.  Thank you for your cooperation.
